Seasonal Maintenance Checklist: Protect Your Home Year-Round

A well-maintained home is a valuable home. Massachusetts weather puts unique demands on properties — from harsh winters to humid summers. Here’s the seasonal maintenance checklist I give every client.

Spring (March – May)

  • Inspect roof for winter damage, missing shingles, or ice dam effects
  • Clean gutters and downspouts of debris from fall and winter
  • Service air conditioning system before summer heat arrives
  • Check exterior paint and siding for peeling, cracks, or damage
  • Test sump pump to ensure it’s working before spring rains
  • Grade soil away from foundation to prevent water intrusion
  • Inspect windows and doors for drafts and re-caulk as needed

Summer (June – August)

  • Maintain lawn, trim trees and shrubs away from the house
  • Clean and seal decks, patios, and outdoor wood surfaces
  • Check irrigation systems for leaks or broken sprinkler heads
  • Inspect attic ventilation to prevent heat buildup
  • Clean dryer vent and exhaust to prevent fire hazards
  • Test smoke and carbon monoxide detectors

Fall (September – November)

  • Clean gutters thoroughly after leaves have fallen
  • Service heating system and replace furnace filters
  • Seal cracks in driveway and walkways before freeze-thaw cycles
  • Disconnect and store garden hoses; shut off exterior faucets
  • Inspect chimney and schedule a cleaning if needed
  • Check weatherstripping on all doors and windows

Winter (December – February)

  • Keep walkways and driveways clear of ice and snow
  • Monitor pipes in unheated areas to prevent freezing
  • Check for ice dams on the roof and address ventilation issues
  • Reverse ceiling fans to clockwise for efficient heat distribution
  • Inspect fireplaces and wood stoves before heavy use
  • Check insulation in attic and crawl spaces
