30-year fixed mortgage rates averaged 6.65% nationally per the Freddie Mac survey published August 20, 2026, down slightly from 6.67% the prior week. As of August 26, daily rates across major lenders range from approximately 6.63% to 6.74%, depending on loan type and lender. The gradual downward drift from earlier in the summer has helped stabilize buyer sentiment, but affordability remains a top concern for many households. Cooling inflation has improved consumer confidence modestly, though global economic uncertainty continues to keep some would-be buyers on the sidelines.

These figures suggest a market that is cooling from the peak pandemic-era frenzy while remaining fundamentally active.

On the supply side, 5,971 new listings entered the market during the first half of 2026, a 4.2% increase over H1 2025. Pending sales rose 2.6% to 4,726, signaling that buyer interest remains solid even as closed transactions have eased. From the broader mid-year window, the median sale price held at approximately $467,660, up 1.3% year-over-year, with active listings reaching 2,709 (+11.5%) and months of supply rising to 2.4 months.

The divergence between the average price (-0.6%) and the median price (+1.3%) is noteworthy: it suggests that the mix of homes sold may be shifting toward slightly lower-priced properties, even as the typical home in the middle of the market continues to appreciate modestly.

Middlesex County continues to outpace Worcester County in sales activity growth. The first half of 2026 saw 7,274 homes sold, a 3.7% increase over H1 2025. The average sale price rose modestly to $977,879, up 0.4% year-over-year. Meanwhile, 10,798 new listings entered the market (+2.8%) and pending sales reached 8,292 (+1.8%).

Zooming in on July 2026 specifically, Redfin reported a median sale price of $857,485 — essentially flat (+0.3%) year-over-year. Homes spent a median of 21 days on market, and active inventory stood at 4,594 listings, an 11.5% jump from July 2025. Pending sales in July reached 1,337, up 0.9% year-over-year. Notably, 54% of homes in Middlesex County sold above list price in July, underscoring that competition remains strong for well-positioned properties.

Looking at weekly trends, the most recent SmartMLS data for Middlesex County (week ending August 1, 2026) shows the single-family segment with 44 new listings (+2.3% YoY) and 37 pending sales (-11.9% YoY), with a July median sales price of $515,000 for single-family homes. On the townhouse and condo side, 8 new listings (-11.1% YoY) and 11 pending sales (+57.1% YoY) hit the market, with the July median price reaching $255,000 (+8.5% YoY). These weekly snapshots reinforce that while overall activity is healthy, the pace of new contracts has moderated somewhat from last year's highs.
