Weekly Market Update — Worcester & Middlesex County — September 2, 2026

Inventory remains elevated in both counties as we head into the fall season, giving buyers more options while sellers still benefit from firm prices. Here is the latest data for Worcester County and Middlesex County.

Data draws from Redfin's county market pages and updates, Realtor.com-based county market reports, the Lamacchia Realty 2026 Mid-Year Reviews, the Worcester metro mid-year review, SmartMLS weekly data, and the Freddie Mac Primary Mortgage Market Survey.

Mortgage Rate Context

30-year fixed mortgage rates averaged 6.66% nationally in the Freddie Mac Primary Mortgage Market Survey for the week ending August 27, 2026, up slightly from 6.65% the prior week. Daily trackers held near that level into early September, with Bankrate around 6.68% and Mortgage Daily around 6.69% as of September 1. Rates have drifted back toward multi-month highs after easing earlier in the summer, which keeps affordability top of mind for many buyers. Even so, buyers across Massachusetts have continued to adapt, adjusting price ranges and loan structures rather than stepping away entirely, and the seasonal cooldown heading into fall may give prepared buyers a bit more room to negotiate.

Worcester County's median sale price came in at $513,551 for all home types on Redfin's county page, down 2.2% year-over-year for data through June 2026. For month-over-month context, Redfin's county reading was roughly $494K for the May window, so the June median represents a modest uptick, though the two readings use different reporting windows and the comparison is directional rather than exact. County-level medians also vary by source and geography: the Realtor.com-based county report for April 2026, the most recent complete month, put the median at $500,000, up 10.3% year-over-year, while the Worcester metro mid-year review reported $467,660 through July, up 1.3%. These differences reflect timing, data provider, and city-versus-county coverage. The takeaway is not a single number but a clear theme: prices are holding broadly steady with modest, low-single-digit movement in either direction.

Homes sold in the first half of 2026 totaled 3,749 across the county, down 6.5% from the same period in 2025, according to the Lamacchia Realty mid-year review. The most recent monthly county snapshot, for April, showed 497 sales, down 21.4% year-over-year. Median days on market were 24, up 3.5 days from a year ago, giving buyers a bit more time to evaluate their options. On the supply side, 5,971 new listings entered the market in the first half of 2026, up 4.2% year-over-year, and active listings reached 2,709 in the metro area in July, up 11.5% from a year earlier. Months of supply rose to 2.4, up 0.5 from a year ago, the loosest reading in years, though still well below the roughly 6 months that defines a balanced market.

What This Means for You

For buyers: More inventory and slower days on market mean more choices and a little more room to negotiate, especially on homes that have lingered on the market. With supply near a multi-year high and rates still in the upper 6s, getting pre-approved early and working with a local agent is the best way to move with confidence when the right home comes up.

For sellers: Prices remain firm, and Worcester County is still a seller-friendly market at 2.4 months of supply. But the pendulum is swinging toward balance, so accurate, comp-based pricing from day one matters more than it did a year ago. Homes that are priced well and marketed effectively are still attracting serious buyers.

Middlesex County remains one of the fastest-moving markets in the state. Redfin's July 2026 update put the median sale price at $857,485, essentially flat year-over-year at +0.3%, and down slightly from $861,569 in June, which was down 1.0% from a year earlier. Homes are selling in a median of about 21 days, or 20 in June, underscoring how quickly well-priced properties move. Active listings reached 4,594 in July, up 11.5% year-over-year, giving buyers their best selection in years even as supply stays tight at roughly 1.75 months.

Sales activity is healthy. Homes sold rose about 12% year-over-year in July, with 1,337 pending sales, up 0.9% from a year ago and easing from the spring peak of 1,953 in June, a typical seasonal pattern as summer activity settles. On the new-listing side, the most recent weekly SmartMLS snapshot (week ending August 1) showed 44 new single-family listings, up 2.3% year-over-year, and 8 new townhouse and condo listings, down 11.1%.

What This Means for You

For buyers: Middlesex County is still a fast market with tight supply. Homes sell in about three weeks, so preparation is everything: line up your pre-approval, know your priorities, and be ready to move when the right property appears. The seasonal fall cooldown and rising inventory may create openings for well-prepared buyers, but do not count on deep discounts in the most sought-after towns.

For sellers: Demand remains strong and supply is still limited, so this continues to favor sellers. Homes that are priced realistically and presented well still draw quick attention. With active listings up more than 11% from a year ago, your competition is growing, so pricing against current comparable sales, not last spring's peak, is the key to a fast and competitive sale.


Final Thoughts

The picture across both counties is consistent with what we have seen all summer: Massachusetts is easing toward a more balanced market, but it is not there yet. Inventory has risen to its highest levels in years in both Worcester County and Middlesex County, giving buyers more options and a little more negotiating room, while prices have largely held steady with low-single-digit movement. At roughly 1.75 to 2.4 months of supply at the county and metro level, the market remains firmly seller-leaning, and a true balanced market of about 6 months' supply is still some way off given the state's ongoing building shortage.

With 30-year rates near 6.7%, affordability continues to shape behavior on both sides of the table. Buyers are adapting their expectations and price ranges rather than pausing, and sellers are learning that pricing strategy matters more in this environment. As we move into fall, the usual seasonal moderation in activity follows the summer peak, which can create opportunities for prepared buyers and motivate realistic sellers.
