Worcester County remains a seller-friendly market, but the gap is narrowing. Median prices have edged up 1.3% year-over-year to around $468,000, while inventory has grown by more than 11% compared to this time last year. Homes are spending about 28 days on market on average, giving buyers slightly more time to evaluate options than they had in 2025.

The increase in months of supply — now at 2.4 months, up from 1.9 a year ago — signals that the market is becoming more balanced. Still, with anything under 4 months of supply traditionally considered a seller's market, Worcester County continues to favor sellers in most price ranges.

Middlesex County continues to command significantly higher prices, with a median of $857,485. Prices have stabilized after a slight dip in June 2026, and homes are selling in just 21 days on average — a week faster than Worcester County.

Inventory has also grown here, with 4,594 active listings — up 11.5% year-over-year. Pending sales remain healthy at 1,337, suggesting demand is still strong. For buyers, the increased inventory means more choices, especially at the upper end of the market. For sellers, pricing competitively from day one is more important than ever.
